When Binder took over the emptying contract for a residential housing development in North Norfolk, it quickly became apparent that the existing wastewater system was no longer fit for purpose.
The site relied on an ageing septic tank system that had originally been installed in the 1960s. Following assessment, it was identified that the system no longer complied with current General Binding Rules and required a long-term solution to protect both the environment and the residents it served. The Housing Association approached Binder to design and deliver a modern sewage treatment solution that would bring the site into compliance while minimising disruption to residents throughout the project.

The Challenge
This project presented several challenges:
- An outdated septic tank system dating back to the 1960s
- A non-compliant wastewater setup
- Complex site boundaries and limited available space
- The need to keep disruption to residents to an absolute minimum
- No existing power supply available for the new installation
- A solution was required that would not only address immediate compliance concerns but also provide a reliable, future-proof wastewater treatment system for years to come.
Our Solution
Following a detailed site assessment, Binder’s construction team designed a bespoke sewage treatment system tailored to the site’s specific requirements.
Working closely with the client, a clear programme of works was agreed and communicated through regular site meetings and progress updates throughout the 4 to 5 week project.
The new installation included:
Primary Pump Station
A new pump station was installed to transfer foul water from the development to the treatment process efficiently and reliably.
Sewage Treatment Plant
A modern treatment plant was installed to process wastewater and produce high-quality treated effluent.
Final Pump Station
A final pump station was installed to safely discharge treated effluent into a nearby watercourse in line with environmental requirements.
In addition to the treatment infrastructure, Binder coordinated the installation of a new power supply with UK Power Networks, removing the burden from the client and ensuring the entire system could operate effectively from day one. To maintain the appearance of the site and preserve privacy for residents, fencing and hedging were also installed around the treatment compound.

Our tankering, construction, engineering and electrical teams worked together throughout the installation, ensuring every element of the system operated seamlessly and reducing reliance on external contractors. The project was overseen by Surveyor and Site Supervisor David Riley, whose extensive experience helped maintain excellent communication between the client, residents and project teams.
The result was a project delivered safely, on schedule and within budget.
