    What Is a STP (Sewage Treatment Plant)?

    If your property is not connected to the mains sewer, you will need an alternative way to treat wastewater safely and in line with current regulations. One option you may have come across is a STP, also known as a Sewage Treatment Plant (sometimes also called a Package Treatment Plant).

    What does STP stand for?

    STP stands for Sewage Treatment Plant. It is a compact, self-contained wastewater treatment system designed for individual homes or small groups of properties. Unlike a septic tank, a Sewage Treatment Plant actively treats wastewater before it is discharged. This produces much cleaner water and helps properties meet modern environmental standards.

    How does a Sewage Treatment Plant work?

    A Sewage Treatment Plant treats wastewater in several stages using natural biological processes.

    In simple terms:

    • Wastewater from your home flows into the treatment plant
    • Solids are broken down by naturally occurring bacteria
    • Air is introduced to support the treatment process
    • Cleaned water is discharged safely to a watercourse or soakaway, subject to permissions

    The system is sealed, compact, and designed to operate continuously with minimal involvement from the homeowner.

    STP vs septic tank. What is the difference?

    Many homeowners assume septic tanks and treatment plants work in the same way. They do not.

    A septic tank mainly separates solids from liquids. It does not fully treat wastewater.
    A Sewage Treatment Plant treats wastewater to a much higher standard before discharge.

    This difference is increasingly important. Environmental regulations have become stricter, and many older septic tanks no longer meet compliance requirements.

    When do homeowners need a Sewage Treatment Plant?

    A STP is often recommended if:

    Binder Joins Our Rivers Project

    Last week, the Binder team joined partners from Our Rivers to officially break ground on a project we’re incredibly proud to be part of. Together, we’re tackling one of Norfolk’s biggest environmental challenges: protecting and restoring the county’s rivers.

    Our Rivers has launched at the source of the River Wensum, a nationally significant chalk stream. By upgrading septic tanks in the area, we’re reducing harmful nutrients that damage habitats and wildlife, while enabling sustainable development through nutrient neutrality.

    For homeowners, the scheme offers fully funded septic tank upgrades plus a £2,000 contribution toward ongoing maintenance. For Norfolk, it means cleaner water, healthier habitats, and investment back into local communities through our environmental partner, the Norfolk Rivers Trust.

    What the 2024 changes to waste permit applications mean for you

    As a trusted, family-run business with more than 60 years of experience in wastewater solutions, we make it our priority to keep customers informed about the latest developments in our industry.

    Back in June 2024, the Environment Agency introduced a new stage in the permitting process called validation. This update significantly changed how complex permit applications, particularly those for waste operations, deposits, and installations are handled. Now, nearly a year on, we’re reflecting on what this change has meant for our customers and how it continues to shape the permitting landscape.

    What was the change?

    On 10th June 2024, the Environment Agency began validating complex permit applications immediately after submission. Previously, these applications were placed in a queue and waited for allocation to a permitting officer.

    With the new approach, applications are now reviewed early by a suitably experienced permitting officer, who checks for completeness and key risk factors. Applicants typically receive feedback on whether their application is “duly made” within four weeks of submission.

    Why it matters

    The change was brought in to improve efficiency and respond to industry feedback. It’s aimed at making the process clearer, faster, and more reliable – especially for well-prepared applications.

    Here’s what our customers have noticed since the update:

    • Faster communication from the Environment Agency
    • Quicker turnaround for high-quality, complete applications
    • Earlier identification of missing or incorrect information

    However, it also meant that poorly prepared applications were more likely to be returned. In cases where obvious errors or omissions were found, the Environment Agency returned applications with guidance on what was missing. In some instances, they retained a portion of the application fee (up to 20%, capped at £1,500) to cover the cost of reviewing incomplete submissions.

    What types of applications are affected?

    The validation process applies only to more complex applications, including:

    • Waste operation permits
    • Waste deposit activities
    • Environmental installations

    It does not apply to:

    • Standard rules permits
    • Full transfers
    • Low-risk waste surrenders
    • Administrative variations

    Applications submitted just before the transition in June 2024 may have been processed under either the old or new method, depending on timing and the Agency’s capacity.

    Do’s and Don’ts for Maintaining Your Sewage Treatment System

    Proper care of your sewage treatment system is essential to ensure it functions efficiently, complies with environmental regulations, and minimises harm to the surrounding ecosystem.     1. Think Before You Dispose
      Be mindful of what goes down the sink, toilet, or drains, as harmful substances can disrupt the system’s operation.

    3. Follow Product Instructions
      Always read labels and use the manufacturer’s recommended doses for cleaning products.

    7. Choose Liquid Detergents
      Use liquid cleaners for laundry and dishwashing as they are gentler on the system compared to powders or tablets.
    8. Dispose of Non-Biodegradable Items Properly
      Sanitary towels, tampons, disposable nappies, baby wipes, cotton wool, and incontinence pads should always be disposed of in the bin, not the toilet.
    9. Schedule Regular Maintenance
      Ensure your sewage treatment system is professionally maintained with a service contract to keep it running efficiently.

    Don’ts

    1. Avoid Spring Cleaning Overload
      Don’t use excessive amounts of cleaners and chemicals on a single day. Spread out cleaning tasks to avoid overwhelming the system.
    2. Don’t Designate a “Washing Day”
      Processing large volumes of laundry in one day can strain the system.
    3. Skip Harsh Chemicals
      Avoid using bleach and other strong chemicals indiscriminately, as they can harm the system.
    4. Don’t Constantly Switch Brands
      Frequently changing household cleaning products can disrupt the bacterial balance needed for effective sewage treatment.
    5. Say No to Medicine Disposal
      Never tip medicines, mouthwash, or other similar substances down the toilet or drain.
    6. Keep Toilets Free of Non-Biodegradables
      Items like sanitary products, baby wipes, and cotton wool should never be flushed.
    7. Limit Unnecessary Flushing
      Use water-saving flush mechanisms if available, and avoid flushing unnecessarily.
    8. Don’t Pour Fat or Grease Down the Drain
      Cooking fats, grease, and oils should be disposed of responsibly to prevent clogging and damage.
    9. Use Waste Disposal Units Sparingly
      Treat waste disposal units as a last resort and not as a primary waste management solution.
    10. Avoid Pouring Chemicals Down Drains
      Garden chemicals, car engine oil, and similar substances must be disposed of properly, not through your drainage system.

    Your Responsibility

    As a user of a sewage treatment system, it’s your responsibility under water-related legislation to ensure that it meets regulatory standards. A well-maintained system will produce treated effluent that complies with these requirements. Regulators may sample your system’s discharge to verify compliance and may adjust discharge standards over time.

    Understanding Nutrient Neutrality

    Nutrient pollution is a significant environmental concern affecting many of England’s most vital natural habitats. In freshwater environments and estuaries, elevated levels of nutrients—particularly nitrogen and phosphorus—can accelerate the growth of certain plants, disrupting natural ecosystems and harming wildlife.

    Understanding Nutrient Pollution

    Nutrient pollution arises from several sources, which can vary depending on the location. Common contributors include:

    • Sewage treatment works: These facilities can release high levels of nitrogen and phosphorus if not adequately managed.
    • Septic tanks: Improperly maintained septic systems can leak nutrients into nearby water bodies.
    • Livestock and arable farming: Agricultural runoff often contains fertilisers and manure rich in nutrients, which can wash into rivers and streams.
    • Industrial processes: Certain industries discharge nutrient-rich wastewater as a by-product of their operations.

    When these excess nutrients enter water bodies, they promote the overgrowth of algae and other aquatic plants. This growth can suffocate other aquatic life, reduce biodiversity, and alter the natural balance of these habitats, leading to a decline in water quality and the health of the ecosystem.

    The Issue at Hand

    Several water-dependent Habitat Sites across England, including areas of North Norfolk and the Broads are already in ‘unfavourable condition’ due to excessive nitrogen and/or phosphorus levels. This situation poses an urgent need to protect these habitats and their wildlife. Under the Habitats Regulations, any new development projects that cannot demonstrate they will not add to nutrient pollution are unlikely to receive planning permission.

    At Binder we are committed to addressing this by working in close collaboration with key stakeholders, including developers, local planning authorities, manufacturers such as HABA and environmental consultants Nutrient Neutral to provide efficient, sustainable solutions for nutrient management in development projects and for customers looking to upgrade their private sewage systems.

    What is Nutrient Neutrality?

    Nutrient neutrality is a strategic approach designed to mitigate the impact of new developments on nutrient levels in sensitive habitats. The goal is to allow Local Planning Authorities (LPAs) to grant development permissions without exacerbating nutrient pollution in designated Habitats Sites particularly in North Norfolk (see map).

    This approach serves as a short-term measure, part of a larger governmental effort to address the root causes of nutrient overload. A coordinated response involving various departments, including the Department for Environment, Food & Rural Affairs (Defra) and the Department for Levelling Up, Housing and Communities (DLUHC), supports this initiative. The aim is to tackle nutrient pollution from its primary sources, such as:

    • Improving sewage treatment facilities to reduce nutrient discharge
    • Enhancing septic tank regulations and maintenance
    • Promoting sustainable agricultural practices to limit runoff
    • Regulating industrial processes to minimise nutrient waste

    Do I Qualify?

    If you have a private sewage system (non-commercial), the small-scale discharge criteria are a set of tests to determine if the phosphorus discharged via a drainage field, is deemed likely to reach the surface water and hence the protected site, thereby having a ‘Likely Significant Effect’ (LSE).  The criteria were derived from the ‘Small scale discharges of phosphorus: Low risk mapping’ was provided by Natural England to LPA’s in March 2022.  

    If a tank meets all the criteria, the tank is deemed as not having an LSE and therefore not eligible for upgrade. If one of the criteria is not met, then the discharge is considered to have failed the criteria, thereby having a likely significant effect of the protected site and can be upgraded. The small-scale criteria are provided below:

    1. To ensure that there is no significant in combination effect, the discharge to ground should be at least 200m from any other discharge to ground 
    2. The drainage field will not be subject to significant flooding, e.g. it is not in Flood Zone 2 or 3
    3. The drainage field is more than 40m from any surface water feature e.g. ditch, drain, watercourse 
    4. The drainage field is more than 5 m from the designated site boundary (or sensitive interest feature).  
    5. The drainage field is in an area with a slope no greater than 15%. 
    6. There are no other known factors which would expedite the transport of phosphorus for example fissured geology, insufficient soil below the drainage pipes, known sewer flooding, conditions in the soil/geology that would cause remobilisation phosphorus, presence of mineshafts.  
    7. The drainage field is in an area where the high groundwater depth is at least 2m below the surface at all times 
    8. The percolation test has been performed on the proposed location of the drainage field with the resulting value lying within the required range under the Building Regulations 2010, which specify an average Vp value of between 12 and 100

    Our Green Initiative began back in April 2022 and since we announced the launch we’ve donated over 395 trees – far exceeding our target of 100.

    Our promise was to gift a native tree for every new residential installation and as of the end of August 2024 we have gifted 395 native crab apple trees to new customers across the Eastern Region.

    How does a sewage treatment plant operate?

    Sewage arriving at our treatment plant

    1. Collection and Inflow:

    The first step involves the collection of raw sewage from various sources through a network of underground pipes. The sewage is then transported to the treatment plant, where it undergoes a series of processes so it is transformed into effluent that can be safely discharged. 

    2. Screening and Primary Treatment:

    Upon arrival at the treatment plant, the raw sewage undergoes a screening process. Following this, the primary treatment phase involves the separation of solid and liquids in sedimentation tanks, gravity allows the heavier solids to settle, forming sludge, while the relatively clearer effluent is ready for processing.

    3. Secondary Treatment:

    The next stage focuses on primary treatment, this is often achieved through biological processes, where microorganisms break down the organic pollutants. Methods used include activated sludge processes, trickling filters, and rotating biological contactors. 

    4. Tertiary Treatment:

    In some cases, a tertiary treatment phase may be employed to further refine the treated effluent. This stage aims to remove the remaining contaminants, to meet specific effluent quality standards set by the Environment Agency.

    5. Sludge Management:

    The sludge produced during the treatment process is not discarded. Instead, it undergoes further treatment, such as anaerobic digestion or mechanical dewatering, to reduce its volume and convert it into biosolids. These biosolids can be repurposed as fertilisers for agricultural use or disposed of in an environmentally friendly manner.

    • Keep maintenance records so you know when a service or empty is due (this is also helpful if you ever need to sell your property)
    • Fix highlighted problems straight away
    • Do not flush any sanitary items down the toilet – only the 3 P’s (Pee, Poo and {Toilet} Paper)
    • Call a specialist if you notice any signs of pollution such as sewage smells, pools of water, sludge, foam, lush weeds or grey fungus growing in your local stream or river
    • Do not put fats, oils or chemicals down the drain as they kill the bacteria that break-down the waste
    • Use low or non-phosphate detergents, which are kind to the environment

    Every tree counts – Green Initiative update

    Back in April, we announced the launch of our brand new Green Initiative. A promise to gift a native tree for every new residential installation.

    We are delighted to provide an update on our sustainability initiative as we head into the final months of 2022. We are well on our way to achieving our target of 100 trees and as it stands (14th November 2022), we have gifted 94 native crab apple trees to new customers across the Eastern Region.

    This is just one small step as part of our long-term objectives to ensure business operations are more sustainable – an integral part of our company ethos. 

    In addition to the Green Initiative, we have also donated a tree to be planted on the Suffolk Showground to support the Suffolk Show’s contribution to the Queens Green Canopy project. Find out more about this project here.

    Launch of the Green Initiative

    Ahead of Earth Day 2022 (April 22), we are delighted to announce the launch of our brand new Green Initiative. 

    For every residential installation, we are gifting a native tree to kick-start our sustainability journey toward a more environmentally-conscious company. This is just one small step as part of our long-term objectives to ensure business operations are more sustainable – an integral part of our company ethos.

    Not only do trees provide a habitat for the  local ecosystem, but they also contribute to the improvement of air quality. Did you know, on average, one tree produces almost 118kg of oxygen and absorbs up to 22kg of carbon each year?
